I am an autistic man who is proud that the British have always embraced the "quirky" characters in life. Autistic people tend to have quirky hobbies and mine is Window Cleaning. I love cleaning windows as it gives me a chance to use my passion for precision in cleaning and my knowledge of glass.

If we are going to pay a premium to live in these amazing apartments, being able to see outside clearly means we are truly making the best of it. Driven by my neurodivergent love for process, logic, and precision, I didn't just learn to clean London City Island windows; I have learnt about the environment, chemical processes along with glass polishing to remove stains and light scratches.

I work to efficiency, not the clock. Every job comes with a fixed price for the result, using tools I have customised specifically for LCI's architecture. I am fully insured, certified in Working at Height and COSHH, and strictly adhere to building regulations.

Frequently Asked Questions

Why no scrapers?
Standard window cleaners use metal scrapers that can cause irreversible 'scratch haze' on safety glass. I use automotive-grade Clay Bar technology and specialized solvents to safely remove contaminants without any risk of damage.
Do you make a mess?
While absolute zero runoff is difficult to guarantee, I use specialized moisture barriers and vacuum recovery tools to provide the utmost protection for your floors and your neighbours below. This is inline with BS 8213-1:2004 which guides the industry standard of cleaning.
Is the water special?
Yes. I use purified water which dissolves minerals and leaves an optically clear finish. This is laboratory-grade pure water, not tap water with a bit of detergent. I can use a range of different formulas that are natural or chemically enhanced on difficult window stains.
Why does external cost more?
London City Island faces saline river mist, aviation fuel residue from City Airport, and heavy particulate dust from the A12. Removing these bonded contaminants requires multi-stage decontamination and strict safety protocols for working at height that standard cleaning does not cover. Some windows may require an extra charge if the dust has been baked on. When windows are cleaned externally then various factors are considered from sunlight, temperature, safety and wind speed.
What preparation do I need to do?
Simply provide approximately one metre of clear space in front of all windows. I handle everything else including laying down specialised waterproof mats and absorbent drip guards to keep your oak floors 100% dry.
What if it's too windy?
Before any external glass job is accepted, I perform a formal Risk Assessment regarding wind speeds, sunlight, temperature and access integrity. I will never take risks with your property. If conditions aren't safe, we reschedule at no cost.
What if I find smears or smudges on the window?
Please notify me within 48 hours of when the appointment took place and then I will come back to your apartment to offer a spot clean or £5 off your next clean if you do not wish for a revisit. On lower light days it can be difficult to pick up any residual marks during the clean.
What are the months you can do window cleaning and why?
Ideally, external glass can be cleaned between May until late September. As I want to do the utmost professional job then I need to have optimal natural light to be able to pick up any residual cleaning product. This should be pushed away during the gentle air brush of the glass.
My window has imperfections, is there anything I can do?
Unfortunately, daily use of the balcony and window doors in use can attract light scratches which is why Elite 14 has a No Scraper Policy. London City Island is 10 years old and imperfections are natural at this stage. I do offer a glass polishing service on request. This will require covering the window frame and restoring the panel. This will reduce the appearance of light scratches however for deeper scratches there is no guarantee and may require replacement.
What is the difference between Elite 14 and local competitors?
I offer upfront and transparent pricing with no hard sales push. Window cleaning is an autistic passion for me and I have priced myself in line with local competitors. My prices start from £45 whilst locally the minimum start price is around £60 however this is from general cleaning companies whilst Elite 14 cleaning process is designed to give the best results for London City Island.
Why is there a £25 surcharge for heavily contaminated frames and glass?
Windows that have gone six months or longer without maintenance accumulate bonded environmental contaminants, specifically A12 particulate dust and aviation fuel residue. Safely extracting this traffic film without scratching the glass requires our Intensive Decontamination process. The £25 fixed fee covers the specialized surfactants, non-scratch mechanical agitation, and wet-vacuum extraction required to restore the glass safely before standard maintenance can resume.
My windows have tough to remove stains, can you remove it?
In most cases, the stain can be removed however it requires a lot of care. It can take a few attempts to get the stain to come off as it needs to be removed in layers. I can provide a quote for this.
When do you recommend external glass cleaning?
Ballymore is currently cleaning every 6 months for inaccessible external glass on London City Island. I recommend external window cleaning between April to October depending on the weather. Internal glass can be cleaned at any stage of the year although I prefer during daytime so I can check the glass finish.
Do I need to be in the apartment for the clean?
No, you can arrange Key Access through the concierge and I can complete the clean. You will be charged fully for the service before I enter. There must be a full 1 metre of space and moving furniture is not included in my insurance. You can also be present during the clean.
What is the Clarity plan and why is it useful?
Our apartments have ceiling to floor windows which make them ideal to write down notes to loved ones although I work in projects and I use the windows to map out projects visually on the window. I charge a gold clean at the start and then discounted rates for 1 year. I won't charge you a subscription as I don't believe in the current climate anyone should be locked into a plan they can't afford. I want to keep the plan flexible and fair.
Do you sell window cleaning materials?
I do not sell to non-customers however for customers I will offer to give them the correct cleaning materials for windows at a very competitive prices. I do not sell sub-par materials.
